For the first one, I bought at $400,000 in 1999 and put it for rental in 2002. Positive cash flow then sold it at $600,000 in 2004.
For the second one, I bought at $600,000 in 2002 and put it for rental in 2004. Almost equal, then sold it at $1,100,000 in 2006.
In my oponion, at Bayarea it is NO WAY you can have positive cash flow if you buy and put for rental right away.
