i am also in a snow area, but i clearly state in the lease that tenants are responsible to shoval the snow.

we tend to have early morning snow shower here. sometimes, the snow plow contractor plows the snow at 5 am, but the snow can pile again by 8 am, so i also put that statement in the lease
