I think the most important advantage of RE is the steady income. If bought right, a house could provide much income for very long time.
Leverage is not as important, since leverage could give you much profit when market goes up, but is can cause much damage w/ market down.
In addition, there are firms that give out non-recourse loans, though they are hard to find.
