which house is better

built in 1957, 3600 sqft,3 bed/3bath(one bed more in basement), 330k, renter lived in, needs remodel.

built in 2006,3100 sqft,5 bed/3bath, 501k, owner lived in, excllent condition.

 

Which is better. it is for own living. rental can not cover cost.
