自己管理出租房,请问该用州的官方的lease表,还是realtor association的?

realtor association的lease表是我buyer agent 给的,跟州的官方的lease表有点不一样,各有所长.比如:

1. 州的官方的lease表讲later fee每天都收,晚几天就收几天, realtor association的就只讲later fee是多少,好象只收一次.

2. 州的官方的lease表讲lease到期后,若延期, lease可按月来,但每月租金可增加.realtor association的可填按月来,或者年来,没讲租金的事情.

请问这两种情况你们一般怎么处理.
