What they do is: Sign a lease to own contract with you, pay a couple extra $K as "down payment”。 Seems very good, right? But if late on, they didn't pay you the rent or rent is late, you will have a hard time to eviction them because they can say they have interest on it. If you want to sell it, they can say they have interest on it; if you want them buy the house, they can they they only want to lease it FOR NOW. End with you can't get rent and can't evict them. They get free rent and free ownship.Some one can't handle it and have to give house to them for free.
When the house price down, they just lease from you; when house price jump, they just buy from you at your "agree on price". You will be always loser.
Be careful before enter!
