However, considering how the rate will go in both near and far future, bond doesn't seem to perform well.

Current bond rate is 1-4% depending on term, the higher the rate, the longer the term. For future rate, it could go 3 ways: lower, wayward, higher. I think most people wouldn't predict lower rate. That leaves only wayward and higher. And this leads to only similar or lower bond price. Correct me if I'm wrong, but it seems bond price probably won't go up any time soon.
