1. reason been, truck driver is not stable income, he may be go months without any work, I have few as tenants, you must willing work with them if they have no work, but if they do a long distance trip, they will catch up. also as you mention, this family consist of father, 2 daughter and a granddaughter, so when he is away, the house may become a party house.

2. as for sec8, at least you get your money, I usually prefer older tenants in sec8 program, they tend to keep the house in better shape. some single mom are good, but most are bad, they can also trash your property in no time.

before you decide, you may want to pay a visit to their current leasehold, just do a drive by, you will get your answers.
