After you receive his check, you can send him another message saying that after thinking twice, you decide to waive this month's late fee because it wasn't entirely his fault for the late arrival of the check. But if a similar case happens again, you will charge him the normal late fee, because you have mortgage to pay also. I think he will appreciate your good gesture.
