Va-Landlord never say he want to use the money for downpayment. He want you to be the 1st line as a bank. So someone misunderstands his point.
It is us who did it that way. We use fund from investors as downpay for the properties. But the investors own the properties and share the profit/loss. So it is very different from Va-landlord's structure.
Well, every investment has risk and different people have different tolerance. It is hard to say which one is better. Everyone need to evaluate their risk and decide whether they like it or not. We already raised 4 millions without any problem so far, so even if you don't like it, obviously others think it is worth the risk. Are they getting the best deal? No! There are always better deals out there. If they can do exactly the same thing themselves, they can get a better deals without sharing profit with anyone else. The true is that someone realizes that they won't be able to get the same return, in many cases, not even a 10% return.
