Ok, let's compare notes.

You never said you intend to put 30% down yourself, you never said you intend to put the $500,000 broker's commission as a gain for investors.

Are both of these true? If so, we can open a separate topic to discuss when I think the deal is structured vastly "unfair" to investors.
