I am a new landlord. I need help from experienced landlord from this forum.

I got 3 applications for my house.
Application 1: a black couple with 4 teenage children(16,14,12,10). No credit information about them. They don't have credit card or mortgage.The man has a job with a salary around 40K/year and he said he also has a side job with 30k/year income. He said he can pay me one year rent in advance but need some discount.
Application 2: 3 young guys without any formal jobs. They are doing business online and landscaping, moving. I don't have credit report yet.
Application 3: a black lady with kids, $1400/m from section 8.
My house is in very good condition and in a middle class community.
It is very clean with hardwood floor in 1st floor, and kitchen with granite counter top, new refrigerator, oven and microwave.My asking price is $1750/m. It was rented out but old tenant walked away before move in because her family issue. It was put back on market last week. Not as many showing as last time since school is opening soon and most people are already settled down.
None of them seems to have good credit. Shall I rent to them? which one do you think is better?
And for option 1, shall I take his 1 year rent or ask more for deposit?
