actually I use both, quickbook is easier, peachtree more detail.

For my apartment complex, it is under a LLC, I use Quickbook Simple, because the complex always has same limited set of client and vendor, make Quickbook Simple a perfect fit, very easy to use, and the best thing is, turbotax business can directly import from any version of quickbook, so year end is a breeze, 15minuts, your 1065 is done.
you can download a free version of quickbook simple to try out, the limitation of the free version is it only allow 5 customers and 20 vendors, but for small landlord, it be fine. Usually once a year, staples has the unlimited version free after rebate.
For all other individual home/duplexes I own, I used Peachtree Pro, it is more business oriented, I can keep detail expenses according to each property. Staples also has it free after rebate few times a year.
I also keep a Excel sheet as backup, especially when I travel, I can look up excel sheet in my phone.
