long distance buying condo is really difficult

found one propery I really like, found listing agent, he told me to call another buyer agent. I did. the buyer agent gave me offer letter I signed,
but when he gave me back offer letter signed by seller, he also gave me a lot of other doc, in one of it saying assesment fee is $5k.
I asked about the $5k, the buyer agent said they are trying to let bank pay...
I don't trust him, I back off, cancel the offer.
he told me there are 6 offers on the condo, and another 3 offers are coming this weekend...
man, it's hard to find a trust agent for long distance buying property.
