need more information to answer your question

How much is your rent?
How much is the family (verifiable) income (W-2/1040...)?
(make sure the ratio
How much are they paying for current residence?
(a reference for their rent affordability)

Other than short sale, what else is on their credit report (eviction/payment history...)?
(this is important for their spending habit or financial responsibility)
