异地投资的教训

去年年底,先是在ebay上$12800竟买一个酒店公寓未果,然后就盯上了这家酒店.

后来看到有一家银行在这个酒店有11个单位要卖.价格从$14500到$34500不等.

这些单位在2006年曾经卖到$119900.

我当时很动心.

刚好,该酒店还有一个短卖.我就通过经纪要了那个短卖者去年一年的赢亏记录.发现略有亏损,每月百十块,可以忍受.

于是和银行谈判.银行居然同意以每个单位1万美元价格卖给我,并提供总额95%,年利3.5%, 10年期的贷款.

我当时大喜过望. 得意算盘是,11个单位每月总共亏损$1000块,一年也才一万多.等经济好转了,可能还有正的现金流.一两年后,翻一到两倍,甚至于三五倍的价格卖出,就可以小赚一笔.

没想到的是,第一个月的帐单来了,一下子就懵了.

我居然要每个月倒贴$3500. 再加上还银行的本利,每月总支出达$5000.

打电话到管理公司问,回答是-"the worst month of the worst year in more than ten years". 心想下月可能会好些．

接下来的两个月,还是没好到那里去.

现在只好忍痛割肉.便宜卖了它们．

所以，想到ＦＬ捡便宜的同学们，千万要想清楚了.　ＨＯＡ，ＴＡX,  ADMINISTRATION FEE,　ＶＡＣＡＮＣＹ　ＲＡＴＥ，　．．．

教训啊教训．
