1) you should be able to charge eviction service separately, but make sure you know what you are doing there. otherwise, if you lose in court, landlords will not be happy :)

2) normal property managing contract should protect from getting into most legal problems, but you need to make sure the language is there to protect you...

3) monthly compensation depends on if you charge leasing commision or not, if you charge a leasing fee, you would then charge less of monthly.. 5% to 12% in general..
