people has accused appraisers to appraise too high to prop up housing price. Appraisers used to be heavily influenced by realtors. To sell the property higher, appraisers need to appraise the price higher so that bank can be satisfied and therefore approve the loans. Banks are now encouraging the appraiser to appraise lower so that banks can avoid risk when do financing. this is why some purchase would not go through because it has been appraised too low, and this is precisely what banks want: lower risk by providing financing conservatively.
So some buyers and seller got caught in between. eventually when things go quiet down, appraisers will do their jobs normally. If you are selling your own house (with view) now, you might lose out if the property got appraised low and if the buyers could not come up with the difference themselves.
