昨天做了inspection, 能不能烦请大家给估个价

哪些是可能被接受的，大概什么价，昨天agent（双方的）让我们给个价，房主不会修，但好像agent会给一些钱。这个agent很精明，他说：“In your case, if the Seller refuses to make the repairs, do you have the right to terminate and expect your deposit? The answer is it depends on what you asked for and what they refused to do. However, you can probably expect that if you tell the Seller now that you wish to terminate because they refused to make any repairs, they probably will let you without any argument.”所以我们怕提出的价格太高，他会说我们的要求不合理。在inspecton report 中提到了东西我们总结了一下，

1. The porch stairs are excessively bouncy and need to be reinforced.
2. The garage door springs are a safety hazard and need to be immediately replaced
3.The tree may need to be examined by an arborist to make sure it is healthy. It may need to be trimmed or cut down
4.The integral water heater may not be sufficient for a family. It should be replaced with a stand alone unit to assure an adequate supply of hot water for a family.

5.The oil fired boiler showed wear and tear. Corrosion and soot was observed. A tune up and checkout of the boiler is needed to assure safe and reliable operation
6.The chimney v needs to be cleaned and repaired to assure a proper draft and safe operation.. It showed leakage and sooting.
7.The garage showed minor stains from water entry. Moisture stains were also observed. The garage door tighter needs repar. No sump and pump was observed
8.Minor corrosion was observed at the base of the columns.
9. 4 windows need repair: Some of the house windows showed wear. One window was cloudy. One window could not be opened. Two windows could not be closed. Maintenance or repairs are needed.
10.One of the cabinets in the kitchen had an ill fitting door.
11.The older smoke and carbon monoxide detectors need to be replaced
12.One of the ceiling fan controls can not work and just can turn on the ceiling fan from the fan side. Please check. (This issue did not shown in the report but he said he could add it to the report if needed.)
