如何turn down lease application?

很多房东在收到不满意的lease application 时都为如何拒绝发愁，怕触犯法律。realtor 也有这一难。我总是这样拒绝：

Basing on the information you provided, my client would like to pass this application.

到此为止。啥也没触犯。
