first of all, bank are controlling the release of forclosed properties. it is hard to know if there are more low end ones to released. as mid to high end prices go down, it will pressure the entire RE market and thus have negative effect on low end as well.

another thing about DC area housing market is that as the fed cut fed programs (which the govt would have to do to cut deficiet), DC area will suffer more than the rest of the country, so i don't think the future is too rosy.
