买到的short sale house,

前屋主交房后,从损坏的窗进来,破坏了水管和所有的电路,将房子搞的一团糟.很多问题,
都得请教大家,希望少走弯路少花钱.

1.墙面原来是平的,现在因为重新布电线,打了少许洞. 补平后要油刷成平面的,还是喷成带点的好呢?

2.屋顶上有个旧的central heating and cooling system. 要换新的. 找了个人来估要价$3200(3吨): 把旧的拆掉, heater 放到 attic and put the cooling system on the back yard. 价格合里吗?

3.Single roof 拆后换新,$2.25/sq. 不含permit.

翻新房子事真多,不知怎么办呢, 请专家多指教.等我把房子装修好,一定把照片发来谢大家.
