investment property in PA

Hi all,

I am thinking to purchase a T-home to rent it out. I live in chester county in PA and seeking for some advice here...

1) where and how to find out "foreclosure" or "short sale" deals? any website to recommend? I have spent a lot of time on line searching and still no clue on how to catch those"steal deals".

2) Which one is more important from the tenant perspective? school vs. communte..
