一点投资分享

我目前有两个Herndon白菜，去年买的，cash deal。一个是foreclosure，１１万多，花了一万五，三房，２。１bath。 目前租１３００。另一个是１２万三，较新，花了４０００fix up，租１２５０。

我还有三个short sale， 去年１０－１２ 月签的，在等， 有一个已在neogtiation中，快了，是１２５k。 租１２５０－１３００ easy。


我这两年就和两个Hispanic agent打交道，讲好price range，都是cash deal，有就找我。deal不成，我也请他们吃个便饭，做个朋友。好deal如何拿?１。较破的，要花点钱。２。agent自己是list agent。３。agent的broker是list agent。 我目前的short sale 都是１２５ －１３０k range。投资看长线，和agent作friends， 他们也会好deal先给你。其中一个还帮我管rental，更有incentive了。 小财不出，大财不进，呵呵！

我没说va landlord不对，但我觉得，以２００９到今天的增值作index，是误道。不现实。有得罪的，望va landlord见凉。房子长，我高兴，是吧？

好deal是等来的，不是急来的。手上有cash， 这几年慢慢买，一定有good deal。

我对Amigo很有好感，人不坏。

Amigo 租房有个特点，room 要多，因为很多是背后分租的。我只要有租收，就当看不到。Amigo最怕上court，所以，租很on time。 我把房子给一Amigo agent打理，８％ fee。 每两个月，和agent一起去make sure没water leak。 agent会讲spanish， 省我一大堆麻繁。

Amigo也很讲小钱，我通常给别人的租less than ５０ 一个月， 就来抢。这样，agent也easy to manage。

我现在的问题是，孩子一点（还小）也对房子没兴趣，以后我还想靠他帮忙呢！

我是小百姓，国家大事不care，把小房东做好就够了。

等我把Herndon这五个搞定了，下一步再看别的。

我为何买Herndon？ 住VA的都知道，八年后，Dullas metro 就来到Herndon，metro可直达DC， 所以，这区，前（钱）途无量。

当年我在Brooklyn八大道买那破property时，多少人笑我是白痴。谁想现在你想买都买不到。 我当时买４７。５万，现在１２０万也买不到，就我楼下的铺位月租就是２５００。 但，这是十年前的事了。

所以，买房是long term的， cash flow就很重要。有cash flow， 你就能撑。
