Since you are out of job, check your state law if this is a valid reason to break out the lease at some places. if you could not find an exit loophole, you make the effort to find a replacement, even with the reduced rent. if you have no plan to buy a house using a loan, just walk away with the ease after all the procedures have been down.
To keep your credit history clean, find a tenant with the reduced rent (you pay the difference) might be reasonable option.

You can also be responsible for the costs associated with re-renting which typically include, cleaning, changing locks and advertizing. They will have to sue you in Montana, however, the landlord does have to try to find a new tenant, and you also have the right to try to assit in finding a new tenant as a subleasor until your lease term runs out. Even if you have to sublease it at a lower rate of rent, that will reduce your responsibility to the diffference between the rental rate of your lease and the new tenants sublease rate. You can also consider a settlement or lease buyout, where you would agree to pay a set amount in exchange for a release from the lease.
