特别同意:
1. 湾区有几个因素比较独特。a) 加州prop 13, b)尤其是好区,每户最小亩数约在四分一亩左右不能继续分割. Actually strict zoning make house price high also. reverse sample is in TX, zoning is more lose. c) Also, due to earthquck zone, 湾区 / 加州的building code is also more strict. That's why building cost is also higher than center of the U.S areas.
2. 好区的房子在这些长期业主手中很多.
3. 在好学区或者好区租房子,或者在好区买最差的房子 (是因为progression的原理) ,最多在好区的边缘买。最烂区任何时候都不能买.
4. 湾区从来没有出现过买房比租房便宜或者相当的情况。
5. 湾区的烂区一直都是East Palo Alto, East Redwood City, East San Jose, Oakland, I think East San Jose is a little better.
Why all are in East? because most U.S city developed in this way, east, south, west and north. When the north is done, east run down already. Naturally, good people move to west or northand poor people stayed in east or south, UNLESS there is another reason.
6. 叶落归根也没法归,我们的中国早已不存在.
7. 有几个区因为接壤好区而从蓝领区变为好区。Mountain View因为接壤Los Altos, Palo Alto,Sunnyvale因为接壤Los Altos,Cupertino
In Bay Area, most good towns are along Hwy# 680 and 280 (because they are along the hill?) most bad towns are along Hwy#101 and 880 (because they are at 平地?)
8. 如果这个区大部分的业主都付清了贷款,或者贷款很少,那么无论外面的泡沫多大,这个区的价格会非常坚挺。如果这个区的业主很多都是房贷收入比过高,那么这个区的泡沫就很大。
在好区, 尽管房价很高,但homeowner的贷款很少或没有。尽管一年多来,失业的工程师不少。但他们中不少人,银行户头还有5万~10万现金或CD.
