请教: 关于自住房变出租房的保险及报税问题

刚买了个自住房, 以前自住的Condo正在招租, 有些问题还是不太明白, 请教这个坛子里有经验的XDJM:

1. HOA包了Fire Insurance和Hazard Insurance, 我们还需要再另外买别的insurance吗?

2. 我对于Schedule E和AGI的关系实在是有点不太明白. 看1040上面, Schedule E的loss似乎是可以从AGI里减掉的. 可是Schedule E的passive loss limit里又提到AGI超过150K不能够记算Schedule E的loss, AGI在100K和150K之间的最多可抵loss (150-AGI)/2. Is the loss from Schedule E counted towards AGI before it tests the Passive Loss Limit from Schedule E?
