Thanks for all the good suggestions last night. I went to condo with inspector and 2 property mangment manger:
here are what they say:
1. A/c not working, maybe fuss problem, or bigger
2. drainning in bath tub. can be fixed
3. minor termite
4. mold problem in the outside closet room on the lot. inspector thinks it may be HOA's territor to fix it up, but we are not able to contact hoa up till now.
and I heard from other tenant that HOA fee is actually 50 dollar higher than the number listed on the website.
5. when bank owns the property, does that mean the HOA overdues are covered already? or I may have to pay outside the bidding price?
6. Property mangment company quoted me 1400-2000 to fix up most details, should I just go with them or try to do it by myself?
7. Is property management company a better bet than myself?
