I saw so many people give cash offer, no inspection contingency, no realtor, use HELOC to buy secondary house...

ARE YOU CRAZY???

You better think about those:

if you give cash offer, you can be more restrictive on house conditions.
if you have inspection, you have more protection.
if you hire a realtor, you leverage professional help.

Remember, don't think in the box!!!
