your answer is very helpful. The electricity prolem is a electricity on-off problem. the tenant complained that the power shut down sometime, they had to go outside of the house to turn the brake on. I sent several electrician to repair.

I decided I will not hire a lawyer since I don't want this house to dry up lots of my cash. I will fly to CA to face the tenant in the court.
