回复：a couple suggestions

Here are my thoughts:
1. any landlord need learn a little bit landlord/tenant law for the state you live in.

2. talk with a couple attorneys doing eviction and use one for first eviction. so you learn it later.

3. make sure your service notice in legal way,otherwise you waste your time.

I just wasted one month after I found out I didn't serve it correctly(even I followed my legal books for my state, but after talking attorneys, they told me that isn't appropriate, I have to start it over again). Don't take any advice here about how to serve as their suggestion is good for their own state. I learned the lesson.Hope you can avoid it.

4. control quality of tenants, don't be lenient or believe their lies.
