请教经验：房客的哪些修理要求必须满足

房客列了一个单子：

1. microwave working but not warm enough - I don't want to pay more electric bills 

2. dishwasher working but has to run 4 times to be clean - I don't want to pay more electric bills 

3. water dripping of bath tube faucets - I don't want to pay more water bills  

4. some species is active in the attic 

 

最近手头比较紧，这些都需要修吗？
