请教VA大地主一个关于Title Company 的问题

前两天家坛有个帖子问买房子不用 buyer agent 应该注意些什么。VA大师言简意赅地说 Insist to use your own title company.

我的问题是用指定的 title company和自己找一家有啥区别。难不成 title company 会替 seller 做手脚?

本想在家坛问，可那里的水太大，贴子一会儿就冲没了。
