Usually, the closing fee is around $300. This only covers the attorney's salary at the time of closing, i.e., the attorney tells you where to sign, initial, and what document you are signing, etc.
For the closing cost, if your house is around $200K, and with a mortgage, $3700 looks not too bad. The closing cost covers taxes to the county and state, plus loan origination fee, processing fee, escrow, title search, title insurance, etc...
The commission is usually paid by the seller and not related to closing cost.
