出租房的贷款和自住房的贷款有什么不同？

想买一处condo，银行给贷款，15年, 4.85% interest. 但让我付25%的 downpayment.

以前问过各位，多谢。我要付现金$20000-25000，请问大家值得吗？第一次做，心里没底。

再介绍一次这condo.

Fannie Mae 的condo. 1978年的两层的房子，1584坪， 两卧两浴. Agent 说是great location, 靠近一所医学院和一个当地的大学，好的餐馆和shopping center,

HOA $135 per month, HOA fee 含trash, water, sewer, road maint, front/side

landscape.

但是，在二楼的water heater 坏了，水流出来了， 厨房的棚顶破了，水流到一楼，

整个一楼的地板都泡坏了，要全部换掉；墙壁有的地方有水渍。不知是否有molds.

房子有潮味。

大概要换地板，修棚顶，换water heater($300 ?), air conditioner($500-

1000 ?), paint interior.

在同一条街, 隔壁homes(next door),78年的三卧三浴, 2487坪, last sold for $167500 on 7/25/08; 目前，在同一条街，有俩处房在卖，都是1978年的两层的房子: 1. 1766坪，三卧三浴, listing $118900, 已list 38天; 2: 2394坪，三卧三浴, listing $151500, listed on 8/6/09, priced dropped from $152000 to $151500.

要价$71000。 Last sale $68500 was in 2001, 目前 tax value $95000. Agent

说全部装修好后大概值$10000-115000。 装修大概要花$10000-$15000。

据Agent说，这个区的房租大概每月$700-800。

Agent建议出价$56500. $58000-60000能拿下吗？ 我要付现金$20000-25000，请问大家值得吗？第一次做，心里没底。
