卖 vs 租 -- 湾区Evergreen

俺家在湾区Evergreen。这个区的特点是房大房新学校还不错， 但是离公司有点远。趁这会儿房价低， 就在离公司近的地方买了房。本想明年初把俺家的房卖掉，可见大家都说房价还要降， 俺就犯犹豫。 这两年Evergreen房子降了不少， 说不定过1-2年经济好了，这房价也会很快回去呢？反正俺家也享受不了Obama的省税， 咱只好靠自己算计了。可是听朋友说Evergreen很难租， 又怕把房子弄坏了，请大师们帮忙出出主意。

俺家现在是15年的loan，是不是先refinance成5年或30年的再租呢？ 先谢谢大家。
