But you can ask:
1. Do you have any health related situation want to disclose to me?
2. Do you or any your family memeber need any sepcial health assistant ? Like wheelchair access, guide dog etc.
Or you can just tell from conversation to see if they are in good health, like do they speak very, very slowly? Do they speak clearly? Do they looks health?
Another thing keep in mind: If some tenant has wheelchair or some special assistant, you can't deny their application just by this. It is discrimation! Also, they can change / modification the house strucature for the wheelchair access. They have to fix it back INSIDE only when they move out. But it is landlord responsibility to fix it outside. You can't charge them.
