You need to show that you'll live there for the next 3 years as your primary residence.
Neither spouse has owned a primary house in the past 3 years. Also, there is a phase-out on AGI: 150-170K for couples, 75-95K others.
Only the part that you live in, if you buy a multi-unit.
Also, gota hurry up, you have to close on/before 11/30, which is 35 days from now.
