if you want to success, besides to collect a check each month, you should also want to know everything related to housing, including buying and selling, structure and foundation, electrical and mechanical, tenant screening and customer relation, eviction and court procedure, and everything else in between.

your local library should have books cover on all those topics, from get rich overnight schemes to tenant laws, any new landlord should do some reading before they jump in the land lording bandwagon.

I had seen many small landlords never make it to the 5th year, because the time and frustration involve. But for all the ones survived 10 years or more, like many in this forum, hope we can eventually retire from it.
