刚刚签第一个flip合同，晾一晾

Just signed contract to sell my first flip.
Bought the house 11 months ago, after remodel, total investment about 20. After 5 months on market, finally somebody signed contract at 47 with 3 closing cost. After commission, I should end up at 40. I did it in a Roth, so the gain should be tax-free.
I'm feeling pretty good now. Just wait for inspection later and closing at the end of Nov.
