北加州投资房实例

在此坛潜水学习很长时间了. 今年终于把理论付诸实施, 买了第一个投资房. 今天把我的第一手资料贡献出来, 也算是回馈论坛.

此房位于离旧金山1.5 小时车程的一个新兴的小镇。2007 年 的房，2300 尺， 4房3浴。 高峰时市值大约60万， 现在售价26万. 租金1750. 25% 首付， 每月正现金流200 （不算principal paydown 和空置率）。

此房现金流很一般。第一次投资，利润最大化不是我的目标。看中此房新， 无需太多维修，社区新， 好出租。此房离我家40 分钟车程。自己管理。

该社区房价掉了很多。现在吸引了不少投资客和首次购屋者。大部分房子都有多个offer，成交价高过asking price。好出租，很多人的房子被银行收回，但是他们喜欢该社区，还想住在该社区。该社区居民， 白领居多，很多人有不错的工作和收入。

这本书带了一个CD， 包括房东需要的各种表格 （application form, lease, three day notice and etc.) 很好用。
