年租金达到房价的5.6%左右的房子可以投资吗？

俺看中一栋townhouse, 32万，月租金约$1500/每月，如果不计Home Owner Association费和property tax和维护费，投资回报率大约是5.6%每年。这样回报率可以投资吗？

如果把HOA费（约$200/月）和Property Tax (约$3500/每年)，投资回报率大约是3.78%，感觉好像没有买corporate bond合算。

有没有大佬可以分享一下房产投资的经验？有多少回报率值得投资。
