honestly, Multi-family units are much easier to manage. but

honestly, Multi-family (4 or more) units are much easier to manage, overhead cost per door is much lower than SFH, but financing is near impossible unless you willing to put 25-30% down payment with 6 to 6.5% interest rate loan, which amortize over 15 to 20 years with 5 year balloon, average upfront commitment fee is 2 points.
