这种情况，能租给seller吗？

我的一个房子offer被接受了。南加，房子上市50天了。卖家要求回租到2024六月，本来非常好的事。一查卖家credit report，夫妻俩一个598，另一个602. 这个房子他们三年买55万，现在卖83万。房租他们同意$4900（市价大概5000）。丈夫军人，妻子有一点残疾，都是贵人。两人目前月入1.3万, 十几个欠款,总共90万以上（其中房贷73万，一车6万，另一车8万），已经有一些miss payment了。
