Trustee's notice is call the trustee company to get update. That is right if the property was off and the only way you want to know what happended is contacting the owner, which is normally on investor wants to do that.

2. I don't understand your question. It is always the hightest bider got the property if it is in a Trustee's sale auction. "lender will get it for low bid" is totally confused me.
