请教房产大拿们一个title closing的问题

我准备在queens 买个condo， 价钱和closing cost基本谈妥了，在准备agreement。agreement里面卖家律师说由他选择closing地点， 如果不在他办公室要多交$500， 如果在NYC以外closing要交$1k. 这是什么猫腻，如何应对回去？ million thanks！
