卖国内的房子钱过不来怎么完税

来投坛看到熟悉的id 和文章好开心。

前三个月回国出售老破小，最近刚有个意向买家，忽然想到税的问题，现在美金难出来，如何完税

具体情况是这样的

老破小是17年前我父母用买卖合同方式转给我的，当时我没有拿到绿卡，现在我还是绿卡身份。

如果买了房，国内帐上会有一笔人民币入账，但是因为中国外汇政策，无法转过来，目前设想是每年回去一次转5万美金，那么美国这边的税该怎么交，是否可以延迟交还是转过来多少按照多少付呢？
