请问这几个issue 能扣deposit 吗

正在换房客，前房客的deposit 还没还。新房客刚拿到钥匙进去看了一下，发现两个issue. 请问我需要马上fix 吗。然后能从前房客的deposit 里deduct 吗。谢谢。没经验。第一次deal with 押金。

The bottom downstairs bathroom sliding door doesnt close properly.. we tried putting on track and adjusting but it doesnt seem like its going to work properly. The second thing was the fridge makes a wierd sound after u close it. It seems to be working fine though.. but it mayhave issue in future
