我应该租给他吗？

我有一个两房两浴的apartment出租, 租金$1400。今天有3家老莫来看房，3家都想租。

1，夫妻俩和3个小孩，8，3，2。

2，夫妻俩和一个12岁的小孩。明天搬入。

3，夫妻俩和一个7个月大的baby. 九月1号搬入。

3个家庭都不太会讲英文，1号家庭为了拿到这个房子租金加到$1500, 我应该租给他吗？
