OK. Thing is this: When a seller's agent signs the listing agreement with seller, normally it will state to deduct 6% of sales price as agent's commission. Then when the house is put on the market, that agent will state (in MLS) to split 3% to the buyer's agent. Due to the competition, sometime we see listing agent only ask 4.5% ~6%, then split 2% ~ 3% to buyer’s agent depends on market and house price. The higher house price, the lower % commission. The simple math is easy to understand. Of cause there is a bottom line there. It also depends on local market, sometime neiborhood by heiborhood. I mean if the other house in the same street set this way, this house will be the same setting.
